The Real Estate Paralegal is responsible for contract administration, due diligence and closing functions required in the commercial real estate transaction processes for acquisitions, loan financing, and general administrative support as requested by the lead Real Estate Paralegal, Director of Acquisitions and other Red Dot team members.
This position is ideal for someone that is driven, passionate, detail oriented and interested in growing their career in the commercial real estate industry.

What You’ll Be Doing:
• Responsible for managing 10 to 30 transactions concurrently
• Contract Administration, including reviewing the Purchase and Sale Agreement, determining contract deadlines, tracking and managing contract deadlines, communicating deadlines internally, managing internal and external parties to meet project deadlines, and responsible for keeping the team updated on the progress of all contracts and advising team when they need to be involved in negotiations or problem resolution
• Due Diligence, including, requesting, ordering, tracking and distributing financial and property level documents, title, survey and other third party reports, reviewing diligence for compliance with Red Dot requirements, identifying issues requiring higher level review and working with internal and external parties to resolve issues prior to project deadlines
• Manage closings for a variety of transactions, mainly Acquisitions, but includes CMBS, Credit Facility, New Development and Refinancing, including, scheduling and coordinating with all internal and external parties, independently preparing closing instructions letters, closing documents, settlement statements (including calculation of property tax and rent pro rations), wire requests, execution and delivery of closing documents and related notifications
• Independently complete full title, survey and zoning review and prepare title objection letters and work closely with title companies and surveyors to clear title commitments and surveys prior to project deadlines
• Track status of and coordinate Seller due diligence pursuant to Purchase and Sale Agreement, loan payoffs and closing deliverables to assure all aspects of due diligence and closing go as smooth as possible
• Work with lenders to coordinate closing details
• Corporate entity formation, drafting corporate organizational documents, resolutions, consents, officer certificates, obtaining EINs, Good Standing Certificates, Lien Searches and updating corporate entity charts
• Obtaining evidence of insurance and working with insurance consultants to confirm coverages required by transaction are in place at the time of closing
• Provide a high level of administrative general functions as required, specifically in the assistance in all stages of corporate transactions and in the documents necessary to comply with federal, state and local requirements in the conduct of business activities
• Responding to questions and requests for information from internal departments
• Coordinating with Accounting Department regarding funding of earnest money deposits and transactions, closing costs, invoices and approving payment of invoices
• Manage post-closing documentation
• Support Acquisition Team as necessary

The Ideal Candidate:
• Minimum of ten years’ experience in a very busy or high-volume legal setting involving complex commercial real estate transactions
• Ability to handle deals from contract to post-closing with minimal supervision
• Self-starter with a strong work ethic and willingness to assume responsibility for the start and completion of tasks
• Strong math and analytical skills
• Excellent time management, organization skills, and attention to detail
• Ability to work with employees at all levels within the organization
• Proficient in MS Office (Excel, Word, Outlook, PowerPoint)
• Ability to meet deadlines in a fast-paced environment
• Excellent interpersonal, communication (written & verbal), and listening skills
• Ability to adapt to change within a fast-paced environment
• Self-initiator and keen ability to independently anticipate future project demands
